Tenant build outs and improvements include any interior changes made to a commercial rental property to accommodate tenants. This construction can be completed prior to move-in, or while under current lease. Exterior renovations are not included in tenant improvements. 

Tenant build outs are common in retail, office, and industrial spaces, and are often required when a new tenant moves into an existing commercial building. For example, if a space was previously a restaurant but needs to be transformed into a hair salon for a new tenant. Improvements and build outs include anything from moving service counters, to changing floor plans.
